What we do

Dual occupancy builder & developer

A dual occupancy development is when two separate properties are built on the same plot of land. Alternatively, it could also mean building a brand-new house next to your existing home, so you have two properties on one title of land. A dual occupancy property, also known as a duplex, is ideal for accommodating family members such as senior relatives, older children or even using it as an investment property to enter the rental market.

Duplex development

Why develop a duplex?

Homeowners who have a large parcel of land on their plot have the advantage of building a duplex. With a duplex, you can easily get started in the property market by living in one whilst renting out the other. It’ll be easy to maintain as you’ll be living right next to your rental property, and you can choose to rent it out weekly or monthly. The ROI for your duplex will also likely to be positive from the start, depending on how popular your area is. Alternatively, you could use your second property to home a senior family member, where you can give them the support they need whilst still respecting their independence.

Considerations when building a duplex

There are a few considerations to be made before building a duplex. Firstly, each town has its own set of rules regarding how plots of land can be used. Blocks typically need to be at least 400 square meters in Sydney, but the minimum lot size can vary depending on your local council. Blocks must also be at least 12 meters wide. Every area has its duplex planning requirements, so ensure you familiarise yourself with the local environment plan and the development control plan of your local council. If you meet the requirements for your dual occupancy development, then you need to work through the council zoning regulations to ensure you can build on the land with no covenants blocking your way. Your development application (DA) could take months to complete, so ensure you factor this into your planning timeframe to avoid costly delays.

Process for a duplex build

Deciding to develop a dual occupancy or build a duplex is daunting – there is no doubt about that. From getting approvals from council, deciding on plans, choosing designs; it’s hard to know where to even start.

Being specialists in architecturally designed new builds, we manage your development or knockdown rebuild from start to finish and leave no stone left unturned. We partner with you from the very beginning and are there to inform, support, advise and inspire you every step of the way. Our main priority is to make sure we provide our clients with a stress-free and rewarding journey.

Below is an example of how a general duplex project runs:

Let's meet

We offer a free consultation and site inspection where we sit down together to discuss your vision, understand your needs, set a realistic budget, and also take a few initial measurements. If you haven’t yet engaged an engineer or architect to draw up professional plans, we can help guide you through this process. We work with some of the most credited engineers and architects in the industry.

Plans, approvals, quotes and contracts

  1. Get approval for your finance.
  2. Engage an engineer / architect to draw up professional plans.
  3. Submit your plans to your local council so they can be passed and approved (also known as your Development Application).
  4. Send us your plans and we will prepare a detailed and transparent quote for your review.
  5. If you're happy with the quote, we decide on a start date, create a construction schedule that outlines every deliverable and their deadline. We also prepare contracts for you to sign.
  6. We provide you with your home warranty.

Construction

This is where SGM Building come into our own. Being a custom builder, no job is exactly the same and we pride ourselves on doing the job right the first time. The small-scale, boutique nature of our company also means our builds are faster and more efficient than bigger construction companies. Throughout the building process, our site supervisor, Greg, will meet regularly with you so that you are kept informed of progress.

New builds generally look like this:

  1. Site establishment, preparation, demolition, footings and laying the foundations.
  2. Concrete slabs, framework and formwork, carpentry, roofing, walls
  3. Kitchen and bathroom placement
  4. Steel placement
  5. Finishings and fixtures
  6. Landscaping

Handover

This is the exciting part! Handover will happen only when your final requirements have been fulfilled and you’re satisfied with the outcome. We carry out a detailed inspection together of the completed project to show you how everything works and to rectify anything that needs attention. As an ongoing commitment to our clients, we promise a 90-day maintenance period, 6-year structural warranty and also a 1-year non-structural warranty.
