Process for a new build
Deciding to knock down and rebuild or build a custom/new home is daunting – there is no doubt about that. From getting approvals from council, deciding on plans, choosing designs; it’s hard to know where to even start.
Being specialists in architecturally designed new builds, we manage your custom home build or knockdown rebuild from start to finish and leave no stone left unturned. We partner with you from the very beginning and are there to inform, support, advise and inspire you every step of the way. Our main priority is to make sure we provide our clients with a stress-free and rewarding journey.
Below is an example of how a general new build project runs:
Let's meet
We offer a free consultation and site inspection where we sit down together to discuss your vision, understand your needs, set a realistic budget, and also take a few initial measurements. If you haven’t yet engaged an engineer or architect to draw up professional plans, we can help guide you through this process. We work with some of the most credited engineers and architects in the industry.
Plans, approvals, quotes and contracts
- Get approval for your finance.
- Engage an engineer / architect to draw up professional plans.
- Submit your plans to your local council so they can be passed and approved (also known as your Development Application).
- Send us your plans and we will prepare a detailed and transparent quote for your review.
- If you're happy with the quote, we decide on a start date, create a construction schedule that outlines every deliverable and their deadline. We also prepare contracts for you to sign.
- We provide you with your home warranty.
Construction
This is where SGM Building come into our own. Being a custom builder, no job is exactly the same and we pride ourselves on doing the job right the first time. The small-scale, boutique nature of our company also means our builds are faster and more efficient than bigger construction companies. Throughout the building process, our site supervisor, Greg, will meet regularly with you so that you are kept informed of progress.
New builds generally look like this:
- Site establishment, preparation, demolition, footings and laying the foundations.
- Concrete slabs, framework and formwork, carpentry, roofing, walls
- Kitchen and bathroom placement
- Steel placement
- Finishings and fixtures
- Landscaping
Handover
This is the exciting part! Handover will happen only when your final requirements have been fulfilled and you’re satisfied with the outcome. We carry out a detailed inspection together of the completed project to show you how everything works and to rectify anything that needs attention. As an ongoing commitment to our clients, we promise a 90-day maintenance period, 6-year structural warranty and also a 1-year non-structural warranty.

Benefits of building
Buying land and building a new home from scratch provides many unique benefits not available when purchasing an established home and renovating it.
More cost efficient
One of the main things that can blow your budget with renovations is when we start opening the existing structure up and find pre-existing issues. We then need to spend time fixing these problems, which costs more money than was originally scoped. Building from scratch, on the other hand, means we’re able to start with a clean slate that is problem-free!
New homes are built with modern materials that are more environmentally sustainable, and they incorporate up-to-date technology that may save you money down the track. This includes sensor lighting, insulation, and efficient heating and cooling.
Faster build time
Everything is new, which means the builder doesn’t have to spend extra time working out how to tie in the old and new, build extra structures to support the old, or fix pre-existing problems.
Extended warranty
With new builds, we offer a 7-year structural warranty and 1-year non-structural warranty, giving you guaranteed peace of mind on the quality of the building so you know your investment is protected for years to come.
Unlimited design options
Building new gives you a blank slate to work with, whereas with renovations there are limitations to what you can knock down and change as they might impact how the house is supported.
With new builds, you can choose the design and layout of your home, then work with the builder to tailor each room to your needs – from the floor plan to the lighting fixtures and layout, height of ceilings, placement of stairs, etc. The possibilities are endless.
No hidden surprises
Sometimes renovating older homes comes with an array of hidden surprises once you start tearing them apart. The most common problems we find are leaking pipes behind walls, poor structural supports, walls out of plumb, termites, asbestos, water damage in ceilings, and the list goes on. These hidden surprises, depending on how major they are, can not only add time to the project but can also add unexpected costs.
With new builds, you have peace of mind knowing that there will be no hidden surprises or unexpected costs; just a nice blank slate to build on.
Fewer problems long term
At SGM we love building new homes because we know the framework and structure is built using the latest construction techniques that comply with current Australian Building Standards and premium materials such as composite that last longer than timber.
You won’t have to spend any money on repairs and maintenance for several years as all your plumbing, electrical, structural and roofing will be brand new and up to date!
Lifestyle
As we go through life, our needs, desires and lifestyle decisions are constantly changing.
Do you have a growing family? Maybe you’re outgrowing your current home and want to upsize into a two-storey house that has more bedrooms. Or even a pool for the kids to play in!
Considering getting a dog as the newest addition to your family? Maybe you want a big backyard that has plenty of grass for your new four-legged friend.
Love to entertain? Maybe you want an open plan living and dining area that extends out into an outdoor kitchen where you can enjoy spending time with friends and family.
Looking to retire? Maybe all the kids have moved out and you’re looking to downsize and retire in that location you have always dreamt of.
Investment
Maybe you’ve bought a piece of land that you want to build on, or you’ve purchased an old home to knock down and rebuild on. Even though the upfront costs of building can be higher than renovating, you will have more significant profits with the resale of your new home if you should ever decide to sell. Not only are newer homes more appealing than older homes to most buyers, but a new home will also require fewer repairs and less maintenance, which can save both money and time.
Your dream home
There’s nothing better than moving into a new home that you’ve built and is uniquely yours. Everything is exactly as you’ve always wanted it and is tailored to the lifestyle you live and on the functional needs of your family. A home you’ll truly feel at home in.
First home owners grant
The First Home Owner Grant (FHOG) scheme was introduced on 1 July 2000 to offset the effect of the GST on home ownership. Under the scheme, a one-off grant is payable to first home owners that satisfy all the eligibility criteria. You can receive up to $20,000 with the FHOG if you are building a new home that no one has lived in before.
